Why we built it

Getting in is hard. Staying in is harder.

Roomeo is an app for Australian homeowners who rent out a spare room. It runs the rent, the shared bills and the room agreement, and it shows you privately how much of your mortgage your housemates have paid off.

Across Australia more homeowners are renting out a spare room to keep up with the repayments. It works. The tools don’t: done by hand, the rent gets chased through a group chat, the bills get split from memory, and the whole arrangement rests on a handshake.

Roomeo gives you a rent list that shows who’s paid and who hasn’t, bills split to the cent with the receipt attached, and an agreement you both signed. Then it answers the question none of that does: is this getting me anywhere?

Every other tool picks a side. Landlord software assumes an investment property and a tenant you never see. Bill splitters assume everyone is equal and nobody is collecting rent. Roomeo is built for the house the owner lives in.

The rent does not replace your repayment: you keep paying the $3,684 and put the $3,300 of rent in on top, which is what takes twenty years off the end. One line per housemate, per rent period. Paid reads sage, due reads terracotta, overdue reads louder. When someone says they’ve paid, it lands in Awaiting your OK. You approve, and the ledger and your equity both move, or you turn that confirmation off and marking as paid records it instantly.

Every payment, grouped by month, with who recorded it. Renters export the lot as a PDF or CSV and hand it to the next agent: a rental ledger showing months paid on time, which is the one document a boarder can never normally produce. It carries a code the agent can check on this site, without an account, so they can confirm it is genuine and unaltered.

Questions people actually ask

Does Roomeo move money?

Not today. You pay each other exactly the way you do now: bank transfer, cash, whatever suits. Roomeo records the payment against the charge so both sides have the same, dated record, and there are no bank logins. Paying inside the app is something we would like to add one day, and if it ever lands it will be one more way to pay rather than the only one.

Can my housemates see my mortgage?

No. Loan balance, equity, payoff projection and the private late flag you can put on a rent charge are owner-only. They live on your side of Roomeo and only there. The app enforces it, so nothing your housemates open will ever carry those figures, even by accident.

What does my housemate see?

What they owe, what they’ve paid, their share of each shared expense with its receipt, and their own payment history. It’s a shared record with you. The app says so plainly on their side rather than implying it’s private.

Is a Roomeo agreement a lease?

It’s a written record of what you both agreed (rent, frequency, start date, bond, house rules), signed by both of you, with a copy each. Rooming and boarding arrangements are governed differently in every state and territory, so it isn’t legal advice and it doesn’t replace advice about your own situation.

Are the payoff projections real?

They’re a straight amortisation of the loan figures you enter, held at a flat rate. Real loans move: rates, offset accounts, redraws, fees, vacancy. The app labels every projection as an estimate and says on the screen that it isn’t financial advice. We mean it.

Does it work for a share house with no owner?

Yes. There’s no mortgage side, and the house picks how rent runs: off entirely, or everyone sets and records their own rent with nobody seeing anyone else’s, or everyone pays the house host, who confirms it. Expenses work the same either way: anyone adds a bill, splits it, attaches the receipt, and anyone can invite a new flatmate. There’s also a boarder role for part-time residents, where rent is optional.

What happens if I delete my account?

Your personal details are anonymised rather than shredded. Your rent and expense entries are also the other party’s record of what they paid, so wiping them outright would take somebody else’s history with it. Your name and contact details go; the ledger keeps its shape.
