Pay for the answer. Never for the record.
The whole ledger is free: rent, bills, receipts, bond, agreements you can read and sign, and every export of what was paid. What you pay for, as an owner, is what Roomeo works out from it: how much of the home is yours, when the loan clears, a statement your accountant can use, your year’s figures in one pack for your tax agent, and a warning when your roster is near your state’s threshold. Plus sending as many agreements as you like.
Renters, boarders and share houses never pay. Not for anything, and there are no ads.

- Everything free, on one home you choose
- Your equity card: what the home is worth against what you still owe
- Payoff projection: when the loan clears, with the rent and without it
- Mortgage-offset statement for your accountant, PDF and CSV, with a checkable code
- Your year’s rent, expenses and repayments in one pack, ready for your tax agent
- An occupancy check that warns you when your roster is near your state’s threshold
- Unlimited amendments and new agreements, e-signed in the app

Roomeo Owner+
Everything in Roomeo Owner, on every home you cover, up to 3.
- Everything in Roomeo Owner, on up to 3 homes
- A separate equity card, projection, statement and tax pack for every home
- The occupancy check on each home you cover
- Unlimited amendments and new agreements across all of them
- Add a second and third home from inside the app
- Switch between Owner and Owner+ as your homes change
Just the one agreement? A$29, once.
Sends one room agreement without a subscription. It never expires while unused, and it is only spent once your housemate signs: revoke the offer, or let it lapse, and it comes straight back. Amending later is a fresh offer. The person signing pays nothing, as they never do.
More than 3 homes? Talk to us.
Owner+ stops at 3 because that is where nearly every live-in owner stops. If you run more than that, tell us how many and how you manage them, and we will set your account up by hand.
Every feature, and which plan has it.
Free is what an owner gets without paying anything, and it is also everything a renter, boarder or share house ever sees. Owner and Owner+ differ only in how many homes they cover.

Homes
Seven things in the Free column are not free, and they are the whole paid product: the equity card, the payoff projection, the offset statement, the tax pack, the occupancy check, sending an agreement, and adding another home you own. Everything else is free for everyone in the house. “n/a” means the row is not about that column.
What to know before you pay
Stop whenever you like
No lock-in and no minimum term. Cancelling stops the next renewal rather than cutting you off, so the paid screens stay open until the time you have paid for runs out.
If it lapses, nothing is lost
Nothing is deleted and nothing is hidden from your housemates. The equity screens close and you cannot send a new agreement, but rent keeps recording, payments keep landing, signed agreements stay readable by both of you, and every home you added stays yours.
Moving between Owner and Owner+
Going up unlocks the extra homes straight away. Coming back down, every home keeps its full ledger and its signed agreements, and the paid screens simply re-lock on the homes beyond the one your plan covers. You choose which one that is.
Per home, not per person
A plan covers the home and everyone in it, however many rooms you let. Nobody else in the house is ever charged, and if two of you own the place, either one subscribing covers it for both.
